Client Brief:
F. Hinds, a long-established family-owned British jeweller, commissioned PSK Architect to create a flagship store in a prominent Grade II listed building on Cheltenham’s High Street. The scheme includes a modern, accessible ground-floor retail space and two apartments on the upper floors, balancing contemporary functionality with respect for the building’s historic character.
The Brief and Design Approach
The client required a design that would both elevate the brand’s presence and sensitively integrate with the heritage of the listed building. Key challenges included preserving architectural features, complying with listed building regulations, and maximising natural light and retail space within a constrained footprint. PSK Architect approached the project with a careful balance of innovation and conservation, developing a scheme that respects historic details while introducing modern retail design elements. The design emphasises accessibility, intuitive circulation, and clear visual appeal to create a landmark presence on Cheltenham High Street.
Planning and Technical Considerations
Working with a Grade II listed property required detailed liaison with the local planning authority and heritage consultants. PSK Architect ensured all proposals met listed building consent requirements while addressing structural modifications needed for the new retail layout and residential units above. Coordination with M&E and structural engineers allowed for discreet integration of modern services, and careful detailing ensured compliance with building regulations without compromising the building’s historic fabric. The team also managed contractor coordination to maintain quality and accuracy throughout the works.
